(The opportunity)
Some places connect the story of the land with the story of a city. Eastern Rehovot, southern Ness Ziona and northern Rishon LeZion are three of them: places where neighborhoods, open landscapes, research institutions, new urban planning and future transport come together.
TerraVera Group, led by Attorney and Notary Golan Gedalya, offers ownership interests in privately owned land in all three. At Hadarim and Hameyasdim, the rights you acquire are registered in your name in Israel's Land Registry, known as the Tabu.

(Why this land)
לעולם ישליש אדם את מעותיו: שליש בקרקע, ושליש בפרקמטיא, ושליש תחת ידו
“A person should always divide their money in three: a third in land, a third in trade, and a third kept at hand.”
At Hadarim and Hameyasdim, the rights you acquire are registered in your name in Israel's Land Registry, the Tabu.
All three projects lie in the Shfela, the center of the country, in Rehovot, Ness Ziona and Rishon LeZion.
The Weizmann Institute, the Faculty of Agriculture and the Science Park connect research, knowledge and business.
In a small country like Israel, owning land in the central region is a tangible connection to place.

Attorney & Notary
Golan Gedalya is an attorney and notary, admitted to the Israel Bar in 2003, with a law degree and an MBA in finance and capital markets. For more than twenty years he owned a law firm whose specialty was real estate: land transactions, civil and commercial disputes over property, and litigation. His work as a developer in land, and TerraVera, grew out of that practice.
At TerraVera the land comes first: locating privately owned land in central Israel that lies in the path of urban residential planning, structuring the transaction, forming the group of investors, and accompanying them through the process to the registration of their rights. He invests alongside them, and every purchase begins with a personal conversation with him, in English or Hebrew.
“I founded TerraVera to connect my legal knowledge with real-estate entrepreneurship, and to let investors invest together with me, become developers themselves, and understand better the transaction they take part in. It matters to me that an investor knows the land, the planning situation and the opportunity, alongside the risks and the road that still lies ahead.”

שָׂדוֹת בַּכֶּסֶף יִקְנוּ, וְכָתוֹב בַּסֵּפֶר וְחָתוֹם וְהָעֵד עֵדִים
“Men shall buy fields for money, and subscribe the deeds, and seal them, and call witnesses.”

The ownership, block and parcel, the plans around the land and the figures behind them: what is known, what can be estimated, and what cannot yet be known.
The co-ownership and management agreement, the purchase contract, taxes and levies, reviewed with Golan before anything is signed.
Contract and payment. At Hadarim and Hameyasdim, your share is then registered in your name in the Land Registry (Tabu).
TerraVera follows the plan after the purchase: allocation tables, densities, the mix of uses, and how the owners act as a group as planning advances.
(FAQ)
At Hadarim and Hameyasdim, a proportional share of the parcel, registered in your name in Israel's Land Registry (the Tabu). It is not a separate building lot or an allocated apartment. The details of the rights offered at Freiman come with its transaction documents.
No. The land is not available for construction. The Hadarim land in Rehovot is agricultural; at Hameyasdim in Ness Ziona and Freiman in Rishon LeZion, the figures describe districts that are still in planning.
